After the completion of a paint job, you can sit back, relax, and appreciate the refreshed look of your building. We all know that a fresh lick of paint can do wonders for the overall aesthetics of your building. Painting your property’s interior or exterior can be a big investment of your time and money and should be done correctly to ensure the longevity of the paintwork.

While most maintenance procedures may seem necessary, there is one area of maintenance that is often overlooked: namely, paint maintenance.

Painting standards, to a layman’s eye, may seem perfectly fine. But there are five good reasons that your buildings require regular paint maintenance.

• Maintaining fresh paint aids with protecting surfaces
Paint does more than provide aesthetically pleasing colours to your interiors and exteriors. Paint protects the surfaces that it covers, such as; walls, brick, wood, trim, doors, ceilings, and more. What’s more, paint can wear out. Factors such as sunlight, humidity, rain, rot and general wear-and-tear can wear away your paint. This can take away the protective coating it provides for the surfaces of your home and offices.

• Helps identify signs of underlying damage
Flaking paint can often be an early warning sign of hidden problems. A painting maintenance plan gives professionals the chance to appraise any peeling paint and investigate any potentially serious underlying issue. Most commonly, the cause of peeling paint has to do with cosmetic issues, such as using expired or poor quality paint, it can even be down to improperly applying adhesive. However, it can also signal serious issues such as water damage due to leaking pipes.

• Maintains continuity and property value
An important reason that homeowners associations exist is to provide a valuable community and maintain a certain common aesthetic. Communities with homeowner associations are planned and often abide by certain cosmetic standards that help boost the value of the entire community. Painting maintenance is an important factor in making sure the community is preserved and its value doesn’t fall. The same applies to commercial properties. Painting guidelines ensure that interior and exterior paint is kept looking clean and fresh, as well as ensuring that all surfaces are well-maintained.

• Extends the life and quality of your home
As previously pointed out, paint serves more than just a cosmetic purpose. It doesn’t just make your home and office look good, it also protects the surfaces and structure of your building. Painting maintenance strategies will prolong the value and quality of the homes and offices in the surrounding community. Regular maintenance significantly reduces the future need for repairs and will save money in the long run.

• Ensures professional, high-quality contractors
Painting maintenance guidelines exist to ensure that any paint job that is done, is done by professional contractors. The particulars from homeowner associations and property management companies. Often rules are governing whether or not a homeowner can paint their home, choose their colour palettes, and organise timelines for a paint project. Always check with your particular homeowners’ association or property management company to determine what these guidelines are before setting out to perform any paint maintenance.

Surfaces must be carefully inspected before painting. Some surfaces may require sanding and an additional layer of primer before adding the fresh paint. Especially in an intentional community with multiple homes or units, consistent quality is important, which is why it’s recommended to use professional paint contractors.

For many surfaces that see more wear than others, it is recommended to re-paint every two years. This may seem like a lot, especially if the surfaces are not visibly damaged or cracked and everything appears fine on the surface. Visible or not, paint does regularly wear down. And to ensure that the quality of the property is maintained as long as possible and in order to avoid expensive repairs, regular paint maintenance is often highly advisable.

Companies such as CleanCo Coatings partner with home and business owners to provide the important function of paint maintenance to ensure surfaces are protected and look amazing year after year.
